This Rent Agreement is executed at Mumbai on 12/5/2026:

AND

WHEREAS the Landlord is the lawful owner of 2 BHK Apartment (850 sq ft) at 123, Hill View Apartments, Flat 4B, Andheri East, Mumbai - 400069;

AND WHEREAS the Tenant has approached the Landlord to take the said premises on rent for Residential Use Only;

1. Duration: Valid for 11 months from 12/5/2026.
2. Monthly Rent: ₹35,000/-, payable by 5th of each month.
3. Security Deposit: ₹70,000 as refundable deposit, returnable on tenancy termination after deductions for damages/dues.
4. Maintenance: Tenant shall bear maintenance, electricity, water and utility bills.
5. Notice Period: Either party may terminate by giving 2 months written notice.
6. Use: Tenant shall use the premises only for Residential Use Only.
7. Subletting: Tenant shall not sublet without written consent of Landlord.
8. Repairs: Major repairs by Landlord. Day-to-day minor repairs by Tenant.
9. Termination: Landlord may terminate without notice on default of rent for 2 consecutive months.
10. Jurisdiction: Disputes subject to courts at Mumbai.
