SALE DEED

This Sale Deed is executed on 2026-04-26 between:

SELLER: Seller Full Name, residing at Seller Address

BUYER: Buyer Full Name, residing at Buyer Address

WHEREAS the SELLER is the absolute owner of the property described in the Schedule below, and the BUYER has agreed to purchase the same for the sale consideration mentioned hereunder.

NOW THIS DEED WITNESSETH:

1. SALE CONSIDERATION
The SELLER hereby sells, transfers, and conveys the property to the BUYER for a total consideration of ₹5000000 (Rupees in words). Payment received via NEFT/RTGS to seller account.

2. RECEIPT OF CONSIDERATION
The SELLER acknowledges receipt of the entire sale consideration of ₹5000000 from the BUYER.

3. TRANSFER OF TITLE
The SELLER hereby transfers absolute, irrevocable, and exclusive ownership of the property to the BUYER, together with all rights, easements, and appurtenances.

4. POSSESSION
Vacant physical possession of the property has been handed over to the BUYER on this date.

5. SELLERS COVENANTS
The SELLER warrants that:
(a) The property is free from all encumbrances, mortgages, and charges.
(b) The SELLER has clear and marketable title.
(c) No legal proceedings affect the property.
(d) All taxes and dues are paid up to date.

6. INDEMNITY
The SELLER shall indemnify the BUYER against any loss arising from defective title or third-party claims.

7. SCHEDULE OF PROPERTY
Property: Complete property address
Area: 1200 sq ft
Boundaries: As per the registered survey records.

8. STAMP DUTY & REGISTRATION
Stamp duty and registration charges shall be borne by the BUYER as per applicable state laws.
